There was unrealised potential between the planning controls that applied to this site and the form envisaged in the development control plan for the property. The development control plan described a small standalone minimarket, service station and a separate building comprising four storeys of mixed-use development.

The establishment of a rail link, along with changes in the regional context of the site, has resulted in a very different outcome: the development now consists of a supermarket, specialty shops and some 209 apartments. The project has become a catalyst for the development of what was previously farmland.
